4/9/2014 Technology For Health Monitoring

Did you ever think technology could help you monitor your health? Page 3 has a short list of awesome ways to help you keep an eye on your family!

Diabetes – Health2Sync is a new iPhone/Android app and cable accessory that connects smartphones to most legacy digital glucose meters to keep a complete, central log of all readings. The app also offers “partner support” for sharing details with someone else (like a worried adult child who lives far away). Expected to sell for less than $35 later this year.

Oxygen Levels – Masimo’s iPhone Oximeter measures O2 levels using a dongle and a plastic finger clip, and records them on the iPhone. Free app (dongle retails for $250). Android version expected soon.

Cholesterol Testing – Researchers at Cornell University created a smartphone accessory and app that uses a test strip and the phone’s camera/flash to analyze blood for cholesterol levels. Not yet for sale.

In Case of Emergency – Various ICE phone apps store contact and health information, current medications and (in some cases) medical histories right on your phone. Another option is to store these details in a USB bracelet like the CARE Medical History Bracelet.

Fall Detection – The highly-rate Fade app by Iter, S.A.monitors activity and can send SMS messages, email and/or place a speaker-activated phone call if a fall occurs. Free (Android)

Rx I.D. and Warnings – Take a photo of your pills to have them identified (both brand name and generics) and receive warnings of any possible drug interactions. The MedSnap app is free, but requires the purchase ofa subscription and a special tray. (Android and iOS)

 

 

3/24/2014 Day/Weekend Trip to Jekyll Island, GA

We have so many fabulous day or weekend trips from the Jacksonville Beaches area of Jacksonville, FL.

Jekyll Island is one of my favorites.  

There is so much history with the Jekyll Island Club hotel, and the cottages.  

We docked our boat at the Jekyll Harbor Marina, and then rented Red Bug electric cars so we could geo cache

The weather was VERY spring like - if you go this time of year, bring a few layers, or do what I did and invest in a new sweatshirt.

We had dinner at Sea Jay's at the Marina two nights in a row & enjoyed the crab legs both nights. 

There was an awesome band on Thursday night, the Wharf Ratz. They had incredible harmony & melody, AND a stand up bass, which is not something you see every day. 

Going by boat, you can either go up the "inside" on the ICW, or the "outside", which is the Atlantic Ocean. We went up on the inside, and came back on the outside.

There were a ton of dolphins along the way, and I was hoping we would spot a whale, but no such luck.

I did see something I've never seen on Jekyll Island, however. Driftwood Beach, which is where I took the picture below. The beach is covered with trees that have been essentially mummified by the ocean due to beach erosion.

7/31/2011 Jacksonville, Florida's Sales Tax Holiday 8/12-8/14/11

 

We once again have a tax break from sales tax for a finite period of time. The tax break eliminates the 6 cent sales tax as well as the 1 cent Duval County tax, saving you roughly % on qualifiying items. What is exempt and what is not? here is a list to help you take advantage!

Exempt Items Include:

  • Backpacks&bookbags
  • Crayons & erasers
  • Notebook filler paper
  • Clothing defined as: any article of wearing apparel, including footwear, (does not include skis, swim fins, rollerblades, and skates) intended to be worn about/on the human body (this is from the Department of Revenue, I did not improvise!).
  • School supplies, defined as: pens, pencils, erasers, notebooks, notebook filler paper, legal pads, binders, lunch boxes, construction paper, markers, folders, poster board, composition books, poster paper, cellophane tape, glue, paste, rulers, computer disks, protractors, compasses and calculators (whew!)

Non-Exempt Items Include:

  • Books
  • Staples & staples
  • Computer Paper
  • Watches, watchbands, jewelry, umbrellas, handkerchiefs, sporting equipment
  • This exemption DOES NOT apply to any purchase of above items when purchased within a theme park, airport, or public lodging establishment.

There are a few revisions this year however. The state has raised the limit on how pricey eligible clothing, footwear and accessories can be to qualify: it now must cost $75 or less (last year, the ceiling was $50).

There is also a higher ceiling on school supplies, up $5 from last year ($10) to $15 this year.

There is no limit on how many items a shopper can purchase; so, if you find 3 tops/shirts priced at $75 or less, you get the exemption on all 3 tops/shirts.

  • 51 Homes Sold
  • Lowest price: $119,000
  • Highest price: $4,700,000
  • Shortest Days on Market: 1
  • Longest Days on Market: 2065

  • 56 homes sold
  • Lowest price: $49,000
  • Highest price: $5,375,000
  • Shortest Days on Market: 4
  • Longest Days on Market: 744

 

Home sales are down about 8% year over year, very close to flat.  The lowest price home sold figures are up impressively year over year, similar to other beaches communities. Im not concerned at all about the difference in the highest price home sold figures, as Ponte Vedra Beach has more high end homes.  The days on market has decreased on the low end, and that anomaly of 2056 days on market was a $3M dollar listing!  The shortest days on market this year was the most expensive property sold year to date as well.

Ponte Vedra Beach has a varied housing supply, including townhomes and condos that make it affordable for many, along with the St. Johns County school districts, and a lower tax base.

Properly priced and properly presented properties are STILL selling currently, the Jacksonville area has about 8.12 months of inventory (housing supply), right now and homes can and do sell in very few days on market.  Ponte Vedra Beach has 10 months of inventory as I write this post.

  • Shortest Days on Market: 0
  • Longest Days on Market: 804

  • 103 homes sold
  • Lowest price: $146,000
  • Highest price: $1,000,000
  • Shortest Days on Market: 1
  • Longest Days on Market: 665

 

Ok, Im not happy to see the lowest price home sold for less year over year, but I also know that particular home was a cash only purchase, small, as-is house, that has been on the market, off and on, for the better part of 4 or so years. I just checked the MLS history on that particular house, and it was first listed for $115K in 2007! Im also not happy about the days on market, as both Atlantic&Neptune Beach had reduced days on market, and so far this year, Jacksonville Beach has too.

However, home sales themselves are up 15% year over year, and the highest price home sold is up 25% year over year, both positive indicators.

Properly priced and properly presented properties are STILL selling currently, the Jacksonville area has about 8.12 months of inventory (housing supply), right now and homes can and do sell in very few days on market.  Jacksonville Beach has 6.50 months of inventory as I write this post.

2010

  • 94 homes sold
  • Lowest price: $27,900
  • Highest price: $3,200,000
  • Shortest Days on Market: 0
  • Longest Days on Market: 952

 

This is very consistent with what I have been posting on a monthly basis: the market is improving. Yes, sales are off about 10% year over year, but that is very negligible in our market at this time.  The lowest price sold home increased 5% (and I have seen this the past two months), indicating we are approaching greater market stability.  Yes, there is a significant decrease in the highest price sold home year over year, but that particular price makes up less than 2% of our total market, so Im not concerned about it. The days on market dropped nearly in half which is fabulous as well; it tells us sellers are being more realistic about pricing and presenting properly.

The great thing about Atlantic Beach, when compared to Jacksonville&Neptune Beach is that Atlantic Beach has many different, affordable options for housing.

7/11/2011 Federal Foreclosure Seminar 7/13/11 in Jacksonville, FL

7/10/2011 Ponte Vedra Beach Parking Pilot Program Off To Slow Start, Ponte Vedra Beach, FL
A while ago, I posted a blog about the popularity of our sole Ponte Vedra Beach free parking public beach access, Mickler's Landing.

Yes, the same Mickler's Landing I visited yesterday morning for my sprint triathlon.

The long debated argument about public access to Ponte Vedra Beaches, Mickler's Landing has a nice walkover, bathrooms, showers to rinse off, trash and recycling.

And, only 248 parking spots.

When those 248 spots are gone, which is about 11am on Sunday 7/3/11, beachgoers park along the side of Mickler's Road, and around other areas, some more legal than others.

Hence, a Plan B was prescribed: have beachgoers park in the Ponte Vedra Concert Hall at 1050 Florida A1A N, then be shuttled to the beach via van. The shuttle would be every 30 mintues on the hour to the beach, and every 30 minutes from the beach on the half hour, running from 10a-4:30pm.

So, last weekend was the second weekend they ran the pilot program, and.....two families took advantage of it. This leads me to believe there is not enough knowledge of the program, which will lead to the inevitable conclusion that this service (which is free now, but may require a nominal charge in the future to sustain) is not necessary.

If you live in Ponte Vedra, and are parking at Mickler's, or TRYING to park at Mickler's, please utilize this program either this weekend or next weekend, which is when the trial ends.

7/10/2011 Jacksonville Beach, FL Restoration Work Started 7/8/11
Most of us know how important it is to re nourish the beaches after they get pounded by tropical storm waves, or heavier storm action.

I realize the noise, and the decrease in public parking are both undesirable, but the long-term gains, and the fact the Federal Government might make the sting a little less worse.

The beach renourishment project will concentrate mainly on Jacksonville&Atlantic Beach, as those are the two larger cities with beaches, and will start at 16th Avenue South, and progress north. 

Due to the sea turtle season, the sites will be checked daily for new sea turtle nests.
